Job Summary

Popville Luxury Homes, a premium real estate development company in Abuja, is seeking a Senior Quantity Surveyor to provide technical leadership in cost control, valuation, budgeting, and financial management of high-end residential construction projects

Key Responsibilities

  • Carry out detailed quantity take-offs from architectural and structural drawings to prepare accurate Bills of Quantities
  • Work with design teams to define full project scope before procurement and execution stages
  • Establish and analyse base rates for construction activities to guide cost planning and procurement decisions
  • Conduct on-site inspections to verify work-in-progress and validate subcontractor claims
  • Review and approve interim payment certificates based on verified work quality and progress
  • Monitor material usage on site to prevent wastage, theft, and over-ordering
  • Prepare monthly cost-to-complete reports and financial forecasts for ongoing projects
  • Analyse budget versus actual cost performance and recommend corrective actions where necessary
  • Manage project cash flow in collaboration with procurement and site data inputs
  • Evaluate and price variations, design changes, and additional work requests
  • Lead negotiations for non-standard project costs and contractual variations
  • Identify and manage project risks affecting cost, structure, and execution
  • Supervise and mentor junior quantity surveyor staff
  • Ensure strict adherence to value-for-money principles across all site operations
  • Serve as key liaison between project stakeholders, consultants, and senior management on financial matters

Required Qualifications

  • Bachelor’s degree in Quantity Surveying, Construction Management, or related discipline
  • 3–10 years of relevant experience in quantity surveying or construction cost control
  • Strong knowledge of construction methods, cost engineering, and project lifecycle management
  • Experience in preparing BoQs, valuations, and financial reporting for construction projects
  • Strong analytical and budgeting skills
  • Good negotiation, communication, and stakeholder management abilities
  • High attention to detail and accuracy in measurements and reporting
  • Leadership and supervisory experience is required
